What is a real estate referral agent?
Rather than acting as a full service real estate agent for a client, a licensed real estate referral agent is someone who focuses on guiding clients to the best REALTOR to assist them as a buyer or seller in a real estate transaction. If the client successfully closes a transaction, the referral agent collects a part of the commission earned.
Why become a real estate referral agent?
You are able to keep your real estate license active and have the ability to earn commission, all without the expenses of the MLS dues, E&O Insurance, etc. You can earn extra income without the full time commitment.
Is there a fee to be a real estate referral agent?
Our fee is only $100 a year. Your first year is prorated quarterly, then $100 a year there after. That’s it!
Can I list or sell a property?
No. As a referral agent your license has restrictions by the state licensing law that prohibits you from listing and selling any property, execute any real estate documents and handle any negotiations.
Are there any requirements?
Yes. As a referral associate you are still required to maintain your real estate license. This includes continuing education, licensing fees and any other requirements needed to keep your license in good standing.
Do I have to join an MLS board?
No. As a referral associate you are not required to join any board.
What is the commission split from my paid referral?
We have the most competitive split of all Referral Agent brokers in Florida.
Residential, vacant land, commercial sale and rental transactions shall have a referral fee split of 75% to Coastal Palms Realty, Inc.'s referred agent and 25% to referring agent at Coastal Paradise Realty, LLC. Referrals to outside brokerages shall be a minimum 25% of gross commission to Coastal Paradise Realty, LLC.
Residential rental transactions the referral fee shall be a flat fee of $100.00 (one hundred dollars) to Coastal Paradise Realty, LLC referring agent.
After the referral split the referral associate commission split is as follows:
Associate commission split of 80% Gross Commission Income to Associate and 20% Gross Commission Income to Coastal Paradise Realty, LLC until they reach $5,000 in Gross Commission Income. Thereafter commission split shall be 90% Gross Commission Income to Associate and 10% Gross Commission Income to Coastal Paradise Realty, LLC until Associate reaches $10,000 in Gross Commission Income. When Associate reaches $10,001 in Gross Commission Income the Associate will keep 100% of all commissions earned on transactions for the remainder of the calendar year. Associate will roll back to 80% Gross Commission Income January 1st of every year. Here are a few examples:
Coastal Paradise Realty 25% referral check $2,000
Agent Split: $2,000 x 80% = $1600.00 to referral associate
Coastal Paradise Realty 25% referral check $2,000
Agent Split: $2,000 x 90% = $1800.00 to referral associate
Coastal Paradise Realty 25% referral check $2,000
Agent Split: $2,000 x 100% = $2,000.00 to referral associate
How do I submit a referral?
Coastal Paradise Realty has a referral form available to use. Once filled out the Brokers of the Sending and Receiving Brokerage must sign.
